Wellington Hotel Restoration Project
Status: Funded
The Wellington at 310 Main Street is officially on its way back to being a Pine Hill landmark for the right reasons. A $1.6 million Restore New York grant was secured to restore and reuse the building, with plans for 10 affordable apartments plus a café and a food market. That means more places for people to live, plus an easy spot to grab food and coffee right in town.

Shandaken Rail Trail Phase 1, Pine Hill to Highmount
Status: Funded and in design process
A new multi-use trail is planned between Pine Hill and Highmount, using about 2.65 miles of the old rail corridor. The plan is for a wide, ADA friendly path with shoulders and pedestrian bridges, connecting the Highmount Post Office area down to the Belleayre Beach Day Use Facility in Pine Hill. Funding is already lined up, and public meetings will be part of the design process as it moves forward.

Pine Hill Lake and Belleayre Beach Trail Connection Work
Status: Planned and publicly scoped
There is also trail connection work planned around Pine Hill Lake and Belleayre Beach that helps tie the whole area together. NYSDEC has publicly scoped trail construction intended to improve access between the day-use area and nearby trail systems. It is the kind of practical upgrade that makes it easier to explore more of the outdoors without having to hop back in the car every time.

Pine Hill Main Street Revitalization Planning and Grant Pipeline
Status: In planning and grant application phase
Main Street improvements are in the planning stage, setting up real upgrades later. The town received NY Main Street technical assistance, worked with a design team on scopes and renderings, and partnered with MARK Project to prepare an implementation application. This is the groundwork that can lead to refreshed buildings and a more vibrant Main Street experience over time.

Main Street Parking Expansion and Drainage Work
Status: In planning and due diligence
Behind the scenes, the town has been looking at ways to make Main Street work better on busy days. That includes discussion about acquiring the Bottini fuel depot property on Main Street for additional municipal parking, along with possible stormwater drainage work. Drainage testing has also been conducted near the Pine Hill Community Center parking lot. It is not flashy, but it is the kind of upgrade that makes everything else run more smoothly.

EV Charging in Pine Hill
Status: Approved and in planning
EV charging is on the way, with town plans that include a charger at the Pine Hill parking lot and discussions about Level 2 versus Level 3 options. It is a small modern convenience that helps make Pine Hill easier to visit and easier to spend time in.
